This property is in a rapidly improving, highly desirable submarket within LA County. However, the property’s income was substantially below it’s potential. The property was trading at a relatively low cap rate, but we were certain that we could improve it’s performance.
We worked closely with the longtime owner for a smooth closing and transition. Over the next several years, we upgraded the building, and streamlined property management. Our relationship with the County of Los Angeles allowed us to lease several units to low-income tenants. This fulfills our mission of helping the community while earning a strong return.
This property was sold to another investor since we had improved it’s value considerably. Through a 1031 exchange, we directed the proceeds from sale towards purchasing another underperforming property and implemented a similar strategy.
